- STEP 03 — CATEGORISE
Map to HMRC income and expense categories
Assign each transaction to the correct HMRC property income or expense category — rental income, repairs, finance costs, management fees. Bulk-categorise similar entries in one action.
- STEP 04 — SUBMIT
Compute and submit to HMRC
Compute your quarterly figures — income, expenses, net profit. Review totals in the confirmation screen, then submit directly to HMRC via the MTD API. The correlation ID is stored in your audit log.

Your bank sees income your agent statement doesn't
Cash expenses, service charges paid directly, ground rent — some costs never appear on your agent's statement. Open Banking lets you bring those transactions in too, on an opt-in basis.

Bank transactions are opt-in, not automatic You choose which bank transactions to include in your ledger. AgentOS letting agent data remains the primary source for HMRC submissions.
