MTD ITSA is not optional. Here is what changes.

From April 2026, landlords earning above the income threshold must file quarterly digital updates directly with HMRC — four times a year, every year. Paper returns and annual self-assessment are no longer sufficient.

Four updates a year

Q1 starts 6 April 2026. Each quarter has a hard HMRC deadline. Miss one and penalties accrue automatically.

Digital records required

Every income and expense line must be held in MTD-compatible software — not a spreadsheet, not a paper ledger.

Direct HMRC API connection

Submissions go via HMRC's Making Tax Digital API. You authorise access once; we submit on your behalf for each quarter.

STEP-BY-STEP / HOW IT WORKS

From letting agent software to HMRC receipt — four steps.

  1. STEP 01 — CONNECT

    Link your letting agent account

    We connect to your letting agent's AgentOS software via a secure API. Your property portfolio, tenancy records, and transaction history are imported in minutes.

  2. STEP 02 — CATEGORISE

    Transactions mapped to HMRC categories

    Every rent receipt, maintenance invoice, and management fee is mapped to the correct HMRC property income category. You review, adjust if needed, and confirm.

  3. STEP 03 — SUBMIT

    One-click quarterly submission to HMRC

    When all transactions are categorised and the quarter is computed, submit directly via HMRC's MTD API. You get a submission reference and HMRC confirmation — logged and audited.

  4. STEP 04 — FINALISE

    Annual declaration by 31 January

    After all four quarters are submitted, complete your final declaration — the crystallisation step that closes the tax year with HMRC. We guide you through every field.

Letting agent statements are your primary submission source. Bank transactions via Open Banking are an optional layer — useful for cash expenses, direct receipts, or verifying agent payments cleared correctly. You choose which bank transactions to include.

Authorise directly on HMRC's own website. Your HMRC password is never shared. We hold an encrypted access grant you can revoke at any time.
