Your letting agent's data. Straight to HMRC.
UK landlords letting through agents now face quarterly HMRC submissions. This platform pulls transactions directly from your letting agent's software, maps every line to the correct HMRC category, and files on your behalf — no accountant required for the quarterly step.

[ MANDATE / APRIL 2026 ]
MTD ITSA is not optional. Here is what changes.
From April 2026, landlords earning above the income threshold must file quarterly digital updates directly with HMRC — four times a year, every year. Paper returns and annual self-assessment are no longer sufficient.
Four updates a year
Q1 starts 6 April 2026. Each quarter has a hard HMRC deadline. Miss one and penalties accrue automatically.
Digital records required
Every income and expense line must be held in MTD-compatible software — not a spreadsheet, not a paper ledger.
Direct HMRC API connection
Submissions go via HMRC's Making Tax Digital API. You authorise access once; we submit on your behalf for each quarter.
STEP-BY-STEP / HOW IT WORKS
From letting agent software to HMRC receipt — four steps.
- STEP 01 — CONNECT
Link your letting agent account
We connect to your letting agent's AgentOS software via a secure API. Your property portfolio, tenancy records, and transaction history are imported in minutes.
- STEP 02 — CATEGORISE
Transactions mapped to HMRC categories
Every rent receipt, maintenance invoice, and management fee is mapped to the correct HMRC property income category. You review, adjust if needed, and confirm.
- STEP 03 — SUBMIT
One-click quarterly submission to HMRC
When all transactions are categorised and the quarter is computed, submit directly via HMRC's MTD API. You get a submission reference and HMRC confirmation — logged and audited.
- STEP 04 — FINALISE
Annual declaration by 31 January
After all four quarters are submitted, complete your final declaration — the crystallisation step that closes the tax year with HMRC. We guide you through every field.
LETTING AGENT SYNC / AGENTOS-CONNECTED
Your agent already has the numbers. We bring them to HMRC.
Landlords using letting agents receive rent net of fees — the agent collects, deducts management charges, maintenance costs, and pays the balance. This platform connects directly to your agent's AgentOS software, pulls each statement line, and maps it to the correct HMRC box. No manual data entry. No CSV exports.
Rent received, management fees, and repairs imported automatically
Properties and tenancies synced from your agent's records
Incremental sync keeps your ledger up to date as new statements arrive
Transaction descriptions preserved for your audit trail

OPEN BANKING / OPTIONAL SUPPLEMENT
Bank transactions as a cross-check — not a replacement.
Letting agent statements are your primary submission source. Bank transactions via Open Banking are an optional layer — useful for cash expenses, direct receipts, or verifying agent payments cleared correctly. You choose which bank transactions to include.
Powered by TrueLayer Open Banking — FCA regulated
Opt-in per transaction — nothing added without your review
Duplicate warnings prevent double-counting against agent data
